- · Energy Efficient Glass: The glass exterior is designed using advanced energy efficient glass. The use of this material ensures that the building allows for ingress of sunlight, while restricting heat, and maintaining a cool interior ambiance.
- ·Inexpensive Lighting: The KBC is lit with Compact Fluorescent Lamp (CFL) lights and fixtures. These utilize only 16 watts of electricity per fixture. This is extremely less when compared to standard tube lights, which use 60 watts. Hence, this leads to less power consumption. CFLs are also known for providing great illumination with less heat dissipation. Less heat leads to less consumption of air conditioning. Overall, this reduces the building’s electricity charges.
- ·PIR Sensors: KUL has found another method to reduce electricity expenditure by installing Passive Infrared (PIR) sensors in the parking lot. These sensors adjust the lighting within the parking lot depending on the number of vehicles or people present.
- ·Lux Sensors: Lux (lx) sensors are installed in the parking lot to automate the lighting process. When the sensors pick motion of a car in the parking lot, they automatically turn the lights on. When the sensors do not sense any motion, the lights are turned off. This not only makes it easier for the employees working in the building, it also increases safety.

Spruce up Your Interiors with Bold Neon Colors
When
toying with the idea for changing or renovating your home, you must consider
using some bright neon-tinged shades. These colors might be too bold for the
average Joe but it’s just the thing to add some life in a room. In this post,
we will discuss simple ways on how to add a pop of color to almost any room in
your home. If you have a flat in Pune, you will know that in order to keep the
home bright in the grey monsoons, you must add some color.
10 Places to Neon-ize
Adding
shades and colors of neon are tough. Your home could end up looking like a
candy shop. The trick is to keep it simple. In case you are unsure, you can add
splashes of the color in small amounts.
- 1. Cushion Love
- The easiest way to add some color on a budget is introducing some brightly colored cushions into your room. The best part of this is that you can add or remove this without making big changes to your room. You don’t need to drill any holes or make major design changes.

- 2. Wall It In
- Paint one of your walls in a bright neon color. This will add some drama to the room. If later, you feel that the color is too bright, you can cover it up with a large painting or vase. This will keep the room bright without making it too loud.

- 3. Just a Smidge
- Add a little bright color here and there. Pick curtains and upholstery in white or muted colors with a single bright line running around the borders. You can even add a colorful rug, showpieces, or even some crockery. When you are very unsure about the addition, keep major changes out of the way. Make minor changes, if you and your family can live with the brightness for a full month; consider making any permanent or semi-permanent changes.

- 4. Furniture
- For the more adventurous, you can consider adding a piece of furniture in a bright color. Opt for a couch, dining room chairs, bed, or wardrobe. Make sure that you add some pieces in a similar color in the house. A few throw cushions or rug will do the trick.

Neon
colors can be used in kid’s rooms and bathrooms. Bathrooms are probably the
most neglected areas that can be helped with a bright tile or some neon
flowers. Adding a fun color to your room will definitely lift the spirits of
the occupants. It is the easiest and most economical way to give your home a
makeover. Let your creativity flow by adding some touches of brightness to your
home.

8 Mistakes to Avoid When Designing a Kitchen – Part II
In the previous post,
we had discussed four basic areas in a kitchen where proper planning and design
is crucial. In this post, we are continuing with the same stream of thought,
and providing four more areas, where the design can be flawed.
![]() |
| Kitchen Decor |
Points
to Ponder
The first post focused
on areas like the sink, cooktop, and counter among others. This post will focus
more on points that are not really given as much importance.
1.
Negligible
Lighting: Without proper lighting, the user will definitely
burn the food. Depending on the size of the kitchen, there should be anywhere
between one and three sockets for bulbs or tube lights. The sockets need to be
installed at places that will illuminate all parts of the kitchen. The kitchen
should have at least one large window, preferably with sliding doors. This will
allow enough natural light to stream into the kitchen.
2. Poor Ventilation:
Improper ventilation can lead to the lingering of gas, fumes, and smoke. This
can cause a variety of health problems. The cooktop should have a chimney that
can reduce the amount of smoke during the cooking process. The kitchen should
have an exhaust fan for removing the remaining fumes or smoke.
3. Waste Allocation:
The dustbin can be an eyesore in the kitchen if there is no designated area for
the same. Many users keep their dustbins under the sink. The easiest solution
is to get a rack designed specifically to store the dustbin. This can be installed
on the inside wall of the sink door. The rack should not hinder the plumbing.
The area beneath the sink should also have space to store two dustbins. This
will allow the user to segregate the waste.
4. No Backsplash Tiles:
As water is one of the primary ingredients in any cooking procedure, it will be
spilled in various areas. To prevent this, the designer should accommodate backsplash
tiles into his design. These are tiles or coverings made from plastic, which
allow grease or water to be easily cleaned. Install these near the sink,
cooktop, and counter walls.
The kitchen is an
important room, as it is the destination for delicious food in a home. Designing
this area effectively can make the living experience within a home more
memorable.

8 Mistakes to Avoid When Designing a Kitchen – Part I
One of the most
important areas of a home is the kitchen. It is the room that has to be
designed in a manner that will benefit the user. It should have enough space to
work, and to store items. The user should be able to move freely around the
kitchen without any hindrance. She/he should be able to easily perform the cutting,
cooking and washing processes.
When it comes to
residential or commercial buildings, it is essential that this area is planned
well before construction. Otherwise, it can cause a lot of problems to the
user, and the builder will probably receive a lot of criticism.

Kitchen
Construction – Don’t Perform these Errors!
There are a few
mistakes that can be made if the builder is not careful. It is important to
keep the following points in mind when designing a kitchen:
1. Hindering Kitchen Appliances:
The most important items in a kitchen are the cook top and refrigerator. Most activities in the kitchen require the use of these two items. Hence, it is
important that they are not obstructed in any way.
a.
Ensure that the refrigerator is as
close to the cook top and kitchen counter as possible. Ensure that the door can
be easily opened and closed. This will also help when you need to defrost the
refrigerator.
b.
The cook top should not be
surrounded by containers. Unless you have few or no overhead cupboards, ensure
that the containers you use on a daily basis (coffee, sugar, salt, etc.) are
stored elsewhere. Do not keep plastic containers close to the cook top. Continual exposure to heat can degrade the plastic, causing unhealthy fumes or damaging
the contents within.
2. Complicated Sink & Plumbing
Design: The sink needs to be installed as close to the
counter and plumbing as possible. Also, the sink should be large, deep, and
wide enough to accommodate multiple cutlery items and vessels. The plumbing
should be straightforward, and easy to remove and repair.
3. Ineffective Storage Space:
This is one huge error that designers make. They may design the kitchen
beautifully, but the storage cupboards are not close to the counter, or too
high, or too low. Ensure that you use modular kitchen racks to optimize on
space. The storage compartments should not hinder any of the appliances or
sink. Use glass minimally in cupboards, as broken glass can lead to accidents. If
the kitchen has a sliding window with an external grill, the grill can also be
used to store large pots, pans, or miscellaneous items.
4.
Less Counter-top Space: There are three points to keep in mind
when designing the counter-top – the cook top, basic storage, and open space for
working. Many housewives prefer to keep plate racks next to the sink. Ensure
that there is enough space for this item. Ensure that the counter is of medium
height, so that users of different heights will be able to use it appropriately.
These
are the first four mistakes to avoid when designing a kitchen. In the next
post, we will be discussing lighting, ventilation, back-splash tiles, and waste
management.

5 Tips to Choosing the Right Furniture for Your Home
If
you just bought a new house or are looking to redecorate, furnishing your home
may be the thing you look forward to the most. However, more often than not,
most homeowners get frustrated by the number of options available for almost
every furniture type. Prioritizing and listing down expectations is helpful in
narrowing down the choices.
Factors to Consider When Buying
Furniture
| KUL-Kumar Urban Development |
1.
Style/
Silhouette
The style of your furniture should flow with that of
your room. Contrasting colors, textures, and feel may help bring out the best
in your interiors. There is, however, a chance of the entire thing backfiring.
Either look for a professional to help you out or be extremely sure of your
choices. If unsure, try the pieces out at your home (if the furniture supplier
allows it) and then make an informed decision.
2.
Construction
Flimsy material will look cheap. What’s worse, it won’t
last long. Look for wooden furniture that is long-lasting. Match your
expectation of the products life with the material being used. When looking at
the construction, also check the cushions. Make sure that you are comfortable.
3.
Fabric
The fabric has to be chosen in accordance with the look
and feel of your home. Maintenance is also an important aspect to consider.
Ensure that the fabric of your sofa and other furnishing is easy to clean. If
you have kids in your home, look for a color where stains don’t show easily.
4.
Size
Size your furnishings according to the size of your
home. Make sure that the sofas don’t extend beyond the corners of the walls,
otherwise you will end up with bumped elbows and stubbed toes.
5.
That
Little Extra
Look
for furnishings that express your personal style. They should match the vibe in
your home and create the atmosphere you need as soon as you step in your home.
Take your time to look for furnishing that is not only reflects your
personality but is also comfortable.
Even
after deciding on your preferred designs and styles, it is important to filter
further with respect to your budget. Once you prioritize, it will allow you to
make a purchase that fits your preference as well as budget.Monday, 17 August 2015
The Relationship between TDS and Purchasing Real Estate
![]() |
| TDS on Property |
Understanding TDS
Tax Deducted
at Source is among the many ways that the Government can collect taxes from
citizens in India. It is an important aspect when it com
The Income Tax Act of India describes
TDS in the following manner – Certain persons in charge of making installments
are obliged to deduct charges at source at prescribed rates.
TDS Examples
TDS instances
regularly seen by citizens include rent, employee salary, sale of products or
services, and any kind of payment for contractual or professional services.
This amount is remitted to the Government. The TDS is calculated as per the
income tax category. The amount is deducted every month from your account. Two
factors that are taken into consideration are your income, and the Investment
Declaration Form (IDF) submitted by you to your company.
TDS also makes
process of paying taxes easier for business owners. The tax is deducted from
the employee’s salary. If an employee has already paid his taxes, then there is
no need for the company owner to deduct money from the employee’s salary.
TDS and Real Estate
TDS also plays an important role
in the purchase of a home. The following points showcase its importance.
- · Currently, the TDS rate is at 1% on the value of the property, where the amount exceeds Rs. 50 lakhs.
- · The only exemption to this rule is land used for agricultural purposes.
- · If the sale amount is below Rs. 50 lakhs, then no deduction is made by the Government.
The limit of Rs 50 lakhs is not
only the sale amount that is considered. Other ancillary charges that are
considered include payments for:
- · Development charges
- · Parking space
- · Sewerage charges
- · Club membership (if the club is attached to the property)
What is the Procedure for Paying Tax Deducted at Source?
The following points need to be
kept in mind when paying taxes via TDS:
The TDS sum has to be paid to
the Central Government within a period of seven days from the end of the month
in which the deduction was made.
- · It has to be accompanied by a receipt (challan) and a statement on Form 26QB.
- · The buyer has to provide a certificate of deduction of the tax on Form 16B to the seller.

5 At-home Safety Features For Your Children
Statistics
show that most children below the age of 4 years are hurt at home as opposed to
at the playground or in school. These unintentional injuries can be avoided if
certain precautions are taken.
![]() |
| Safety for your Children at Home |
Below 1 Year of Age
Infants
who are unable to crawl should be kept safe within the crib. Keeping a lot of
space for the child to roll around is important. Make sure he is out of reach
of blankets where he could suffocate himself.
As
the child grows older, he/ she will start grabbing things. Keep all wires and curtain
strings away from him/ her. He could pull on a wire and a lamp could fall on
him/ her. Also, be careful of electrical sockets, as a child could put a wet
finger dripping with saliva into the socket.
At
no point, should the child be alone in a bath, car, or changing table.
Between 1- 2 Years
Your
child has probably started walking now. By 18 months, he is probably wreaking havoc
running around the house knocking everything in his/ her way. You can child
proof your home such that your baby does not get hurt when he falls against a
sharp corner. It is important to install child locks around the house on all cabinet
doors.
Between 2 – 5 Years
Ensure
that all doors and windows are locked. This is extremely important for doors
and windows leading out of the house. You must also consider getting grills
installed in balconies and terraces. It is important to keep the children away
from knives and stoves.
Installing
fire alarms, smoke detectors, and safety cameras can help in keeping your child
safe when you are not around. After the child crosses a certain age, you can
educate him/ her on the importance of safety.
Taking
care of your children through the different stages of growth, calls for
different safety measures. As a parent, it is your responsibility to provide a safe
environment that encourages growth in your child. Curiosity is a part of
growing up and so is getting hurt in the process. Preparing for these
circumstances is important. All of this accounts for our growth as parents,
individuals, and children. Being overprotective is as bad as not being
protective/ prepared at all - Striking a balance is important.
