If
you just bought a new house or are looking to redecorate, furnishing your home
may be the thing you look forward to the most. However, more often than not,
most homeowners get frustrated by the number of options available for almost
every furniture type. Prioritizing and listing down expectations is helpful in
narrowing down the choices.
Factors to Consider When Buying
Furniture
1.
Style/
Silhouette
The style of your furniture should flow with that of
your room. Contrasting colors, textures, and feel may help bring out the best
in your interiors. There is, however, a chance of the entire thing backfiring.
Either look for a professional to help you out or be extremely sure of your
choices. If unsure, try the pieces out at your home (if the furniture supplier
allows it) and then make an informed decision.
2.
Construction
Flimsy material will look cheap. What’s worse, it won’t
last long. Look for wooden furniture that is long-lasting. Match your
expectation of the products life with the material being used. When looking at
the construction, also check the cushions. Make sure that you are comfortable.
3.
Fabric
The fabric has to be chosen in accordance with the look
and feel of your home. Maintenance is also an important aspect to consider.
Ensure that the fabric of your sofa and other furnishing is easy to clean. If
you have kids in your home, look for a color where stains don’t show easily.
4.
Size
Size your furnishings according to the size of your
home. Make sure that the sofas don’t extend beyond the corners of the walls,
otherwise you will end up with bumped elbows and stubbed toes.
5.
That
Little Extra
Look
for furnishings that express your personal style. They should match the vibe in
your home and create the atmosphere you need as soon as you step in your home.
Take your time to look for furnishing that is not only reflects your
personality but is also comfortable.
Even
after deciding on your preferred designs and styles, it is important to filter
further with respect to your budget. Once you prioritize, it will allow you to
make a purchase that fits your preference as well as budget.Monday, 17 August 2015
The Relationship between TDS and Purchasing Real Estate
![]() |
| TDS on Property |
Understanding TDS
Tax Deducted
at Source is among the many ways that the Government can collect taxes from
citizens in India. It is an important aspect when it com
The Income Tax Act of India describes
TDS in the following manner – Certain persons in charge of making installments
are obliged to deduct charges at source at prescribed rates.
TDS Examples
TDS instances
regularly seen by citizens include rent, employee salary, sale of products or
services, and any kind of payment for contractual or professional services.
This amount is remitted to the Government. The TDS is calculated as per the
income tax category. The amount is deducted every month from your account. Two
factors that are taken into consideration are your income, and the Investment
Declaration Form (IDF) submitted by you to your company.
TDS also makes
process of paying taxes easier for business owners. The tax is deducted from
the employee’s salary. If an employee has already paid his taxes, then there is
no need for the company owner to deduct money from the employee’s salary.
TDS and Real Estate
TDS also plays an important role
in the purchase of a home. The following points showcase its importance.
- · Currently, the TDS rate is at 1% on the value of the property, where the amount exceeds Rs. 50 lakhs.
- · The only exemption to this rule is land used for agricultural purposes.
- · If the sale amount is below Rs. 50 lakhs, then no deduction is made by the Government.
The limit of Rs 50 lakhs is not
only the sale amount that is considered. Other ancillary charges that are
considered include payments for:
- · Development charges
- · Parking space
- · Sewerage charges
- · Club membership (if the club is attached to the property)
What is the Procedure for Paying Tax Deducted at Source?
The following points need to be
kept in mind when paying taxes via TDS:
The TDS sum has to be paid to
the Central Government within a period of seven days from the end of the month
in which the deduction was made.
- · It has to be accompanied by a receipt (challan) and a statement on Form 26QB.
- · The buyer has to provide a certificate of deduction of the tax on Form 16B to the seller.

5 At-home Safety Features For Your Children
Statistics
show that most children below the age of 4 years are hurt at home as opposed to
at the playground or in school. These unintentional injuries can be avoided if
certain precautions are taken.
![]() |
| Safety for your Children at Home |
Below 1 Year of Age
Infants
who are unable to crawl should be kept safe within the crib. Keeping a lot of
space for the child to roll around is important. Make sure he is out of reach
of blankets where he could suffocate himself.
As
the child grows older, he/ she will start grabbing things. Keep all wires and curtain
strings away from him/ her. He could pull on a wire and a lamp could fall on
him/ her. Also, be careful of electrical sockets, as a child could put a wet
finger dripping with saliva into the socket.
At
no point, should the child be alone in a bath, car, or changing table.
Between 1- 2 Years
Your
child has probably started walking now. By 18 months, he is probably wreaking havoc
running around the house knocking everything in his/ her way. You can child
proof your home such that your baby does not get hurt when he falls against a
sharp corner. It is important to install child locks around the house on all cabinet
doors.
Between 2 – 5 Years
Ensure
that all doors and windows are locked. This is extremely important for doors
and windows leading out of the house. You must also consider getting grills
installed in balconies and terraces. It is important to keep the children away
from knives and stoves.
Installing
fire alarms, smoke detectors, and safety cameras can help in keeping your child
safe when you are not around. After the child crosses a certain age, you can
educate him/ her on the importance of safety.
Taking
care of your children through the different stages of growth, calls for
different safety measures. As a parent, it is your responsibility to provide a safe
environment that encourages growth in your child. Curiosity is a part of
growing up and so is getting hurt in the process. Preparing for these
circumstances is important. All of this accounts for our growth as parents,
individuals, and children. Being overprotective is as bad as not being
protective/ prepared at all - Striking a balance is important.

Caring for Natural Rock & Stone Materials in Your House
A
home contains certain fittings and fixtures that have been constructed using
natural rocks and stones like granite, marble, sandstone, limestone, slate,
etc. In this post, we will cover the three most popular stones found in homes
in India – where to use them and how to take care of them.
![]() |
| Natural Rock Artifact |
More about Natural Rock & Stone
Materials Used in Homes
If
you have the following materials in your home or plan to use it somewhere, it
is imperative to understand how to use these materials. Taking care of these
materials is more important that purchasing them. Here’s some information about
the three most commonly used materials:
- 1. Marble
Where to Use It:
Floors,
Sit Outs, Washroom Sinks and Countertops, etc.
How to Care for
It: Marble
does not require a lot of care. However, cleaning agents used normally will
corrode it at an exponential rate. Hence, care should be taken to use materials
specifically designed to clean marble. The following steps can be employed when
cleaning marble:
a. Cleaning
agents specifically targeted for marble are available in the market. Use these materials
with water to clean your marble.
b. If
the marble is very old and has accumulated a lot of dirt, consider getting
professional help. Buffing machines will help clean the marble of grime.
- 2. Granite
Where
to Use It: Kitchen Countertops, Table tops
How to Care for
It: Granite
is easy to clean and has a very smooth surface. Hence, it can be used for both
kitchen and bathroom countertops. This luxurious stone can also be used within
the house for a classy touch. Here are some tips for effective cleaning of this
material:
a. Use
a mild acid-free soap and non-abrasive brush to clean granite.
b. Dry
the granite with a microfiber cloth to avoid getting water stains.
- 3. Sandstone
Where to Use It:
Outdoor Floors like patio, terraces, gardens,
etc., Exterior Walls
How to Care for
It: Maintenance
of this material is easy. Here are some steps to accomplish this easily:
a. Mix
warm/water with acid-free cleaning products.
b. Scrub
the floor with this solution for a squeaky-clean sandstone floor.
c. If
you are unsure about the cleaning agent, seek professional advice on the
matter.
Making
the right purchase should be dependent on your budget, requirements, and the
environmental conditions in your home. However, the most overlooked standpoint
is that of maintenance. Taking care of expensive materials can be cumbersome
and costly. However, as illustrated above, this can be done inexpensively if a
little caution is taken regularly. When cared for, these materials give high
returns on investment. They look beautiful, are extremely durable, and last a
long time. The long life and aesthetic appeal are reasons enough to invest in
these materials.

How to Mix & Match Different Textures of Your Interiors
The
décor of your home speaks volumes of your personality. Whether, you like
mismatched interiors that look uber classy, or matching interiors that drip
with elegance, the furniture, upholstery, and colors need to complement one
another. It is not always important to match everything, so long as there is a
color scheme and style that merges somewhere. Doing all this will help you create
your own signature style!
![]() |
| How to Mix & Match Different Textures of Your Interiors |
5 Tips to Mixing & Matching
Like A Pro
The
following tips will allow you to mix and match all the textures and colors to
make your house look classy yet warm:
- 1. When deciding on the color scheme of your home, take the help of your professional painter. They will paint patches of different colors on your walls for you to get an idea of how the colors reflect in your home. Sometimes a color might look good on paper but it might not look great in your home. Try out different color schemes to get a realistic idea.
- 2. Something that looks striking during the daytime might not look flattering in the night light, and vice versa. This can easily be remedied by changing the lighting of your home. Try different types of lights in your house. You can get a dimmer installed to customize the intensity of the light according to your mood.
- 3. Mix and match wood, metal, and fabric to get an all-round beautiful feel. Mix up different patterns and textures to create your own style.
- 4. If you are averse to experimenting, get a rug or some pillows that stand out. This will add texture and color while breathing new life into the room.
- 5. Working with different textures, try this example:
- The texture of your wall and pillows can match. The texture of your sofa can be completely different yet complementary. This will add some variation to the décor.
When
designing your home, it is imperative to mix and match the different colors and
textures. We don’t just mean textured walls, we mean the texture of your
curtain, sofas, pillows, carpets, and yes, the walls too. In the entire mix,
your décor shouldn’t end up clashing too much. Even in the mismatched world, it
is important to make sure that the different parts of your interiors flow
together.

Things to Consider When Purchasing LED Bulbs
![]() |
| Tips for Choosing Right LED Bulbs |
If
you haven’t still shifted to LED lights, you are missing out on some advantages
including a lower electricity bill and a more wholesome environment.
Elaborating on this, LED lights use approximately 2-17 watts of electricity. On
the other hand, incandescent bulbs use 16 times of that, and CFLs (Compact
Fluorescent Lamps) use twice the same amount of electricity. Cutting down the
electricity bill by half or 16 times is pretty tempting!
If
this does not make the case for LED lights, you must consider the long service
life. You can use an LED light for 20 years or more. That means these bulbs require
almost no maintenance or replacement. These bulbs last five times longer than
CFLs and thirty times longer than incandescent bulbs. If you’re looking for
more reasons, below are listed some important benefits of these lights.
Why Opt for LED Lights
- 1. Lesser heat wastage
- 2. Cost savings in terms of electricity utilization
- 3. Long-lasting service life
- 4. High quality of light
- 5. Don’t require any time warming up
- 6. Can be dimmed as and when necessary
- 7. Highly durable since they don’t contain a filament and sport aluminum bodies
- 8. Environmentally friendly
- 9. Safe operation
- 10. Non-toxic emissions
Tips for Purchasing LED Lights
- 1. Lumen is the term used for the brightness of the light emitted by LED bulbs. The wattage has nothing to do with the brightness of the light.
- 2. LED lights allow the user to choose from a variety of colors and hues. Choose one that works best for the ambience of the room and the purpose it serves.
- 3. LED lights cost a bit more than incandescent and CFLs. However, this is an investment and you get the payoff over a long period of time. Work out the math for how long it will take you to recover the cost to calculate of the LED bulb you are buying is worth the extra cost.
- 4. LED bulbs should not be placed in open spaces. Plan ahead for where you would like to place these bulbs.
LED
bulbs are the cheaper and smarter option. Most companies are also providing
lifetime warranties that pay for themselves multiple times over. Carefully
consider your needs and make an informed decision.

7 Tips to Choosing the Curtains for Your Dream Home
You have made a great investment by purchasing an apartment. What next? It is now the time for you to enhance the look and feel of your home by designing the interiors according to your desires. Only then your home will be all yours, and become a ‘Dream Home’ in every aspect.
So, how can you improve the interiors of your home? Consider investing on the curtains. It is the simplest but the most effective way to augment the grace and charm of your home. However, deciding on the types of curtains holds great significance as they can enhance or hamper the interiors of your apartment.
Tips to Making a Wise Selection
Curtain options are countless. Readymade curtains are available in pleasant colors, attractive designs, and high quality fabrics. Also, you can get them stitched from any of the renowned curtain designers. In both these cases, you must consider some points, and these include:
1. Understand What You Need – Analyze your requirements carefully before investing on curtains. You might need a pleasant shade in your bedroom, darkness in your bathroom, or brightness in your kitchen. Curtains must be chosen after examining the preferences of your family members
2. Curtain v/s Room Interior – Consider the pattern and color scheme of your room. It is advisable to select the color and style of the curtain that complements the room interior. Choose a curtain color from the same family of your room color, but make it lighter or darker than the wall color. Think ‘contrast’ when choosing color for your curtains.
3. Check for the Latest Trends – Are you confused to make a right decision? Look around. You may see curtains that appeal your eyes in your friend’s apartment. Grab the idea and invest on it. Searching online is also a fantastic option to understand the new trends. Visit websites who are in the business of designing curtains. See their product offerings and gain design ideas from them. You can also customize curtains after gaining design concepts from these sites.
4. Practical Aspects of Your Choice – Refrain from buying curtains only by looking at their color and style. Always choose the ones that serve your purpose well. For example, hanging a heavy curtain in your child’s room who is suffering from Asthma is not a good decision. This is because, you may need to frequently wash the curtains to keep dust from lingering in order to prevent worsening the condition of your child. In such cases, compromise on the aesthetic features, and invest in roller curtains.
5. Shape and Size of your Window and Doors - Ensure to buy curtains in the right shape and size to cover your windows and doors completely. Measure the windows and doors and then buy curtains to best fit the area.
6. Durability - Some fabrics look attractive; however, it may not be durable. Changing curtains over and over again leads to financial loss. However, if you need to modernize interior décor more often, consider investing in low quality fabrics.
7. Maintenance - Different fabrics require different treatment. For example, velvet and silk curtains require dry cleaning, however linen and synthetic can be washed and cleaned using mild detergent. It is important to understand the maintenance part of the curtains before investing.
These tips can be kept as a checklist before investing in curtains. As discussed earlier, they can enhance or hamper the beauty of your room. Considering the aforementioned points leads you towards a wise selection, and helps you décor your home pleasingly.

Things to Keep in Mind When Buying Your Dream Home
‘Home’, it is the comfort zone where we build relationships and dream for a better future. Hence, it must be designed and constructed according to your personal traits and preferences.
Basic Things to Consider When Purchasing an Apartment
Buying a home is one of the biggest investments that redefine your lifestyle and standard of living. Hence, it is not a joke purchasing a home; however, it is a critical step accompanied with lots of planning.
When buying an apartment, you must consider the following.
Features – Talk to your family members and understand their concept of a dream home. They might have different requirements. Your kids might need a large playground, whereas, your mother may require a calm living space to enjoy her retired life. Even though, it may be difficult to find an apartment that meet all these diverse needs, you can still search for an apartment with features that work for your entire family.
Location – Purchasing a home is a life time investment and you may spend your entire life there itself. Keeping this in mind, you must choose a living space in a location that is comfortable by all means. Again, you can consider the choice of your family members in this regard as well. Find a perfect location that meets all your purposes substantially.
Home Style – It is important to find a living space that fits your personality. Look around you and grab aesthetic ideas from apartments that appeal to you the most. Keep doing this for some time. This helps you brief your real estate partner about your preferred home style by citing examples.
Space – Ensure to invest in a property with enough space that can comfortably fit in all your family members. It must not be too small or too large. Choose a living space with enough bedrooms, and storage areas.
Customization – We, human beings dream big. Even after lots of background work, you may still find something incomplete in your dream home. Hence, it is always recommended to choose an apartment that has the potential for customization. This allows you to build a tricked-out media room at a later stage.
Cost – When it comes to monetary investment, one should consider it seriously. Plan your income and spending in a way that allows you enough breathing space. You should consider local taxes, monthly utility costs, and association fees, and monthly mortgage payment before investing on an apartment.
The aforementioned points must be taken care of when deciding to purchase an apartment. Even though, they seem basic, it leads you towards a wise selection and credible investment.
