What is Carpet Area?

Also known as, ‘usable area’ or ‘superbuiltup area’, saleable area is the area that comprises carpet area and common areas.
For example:
Superbuiltup Area = Carpet Area + Terrace Area + Parking Space + Common Corridors + Lift space + Club House + Gardens + Play Area
This proves that more the amenities, higher the saleable area.
It is important to note that a bigger saleable area does not mean a bigger carpet area. To frame this more clearly, if your saleable area is high, it does not mean that your living space in your apartment will be higher too. It simply means that the space occupied by your home and the common areas will be proportionately larger. What you need to find out is the carpet area. This will give you a better understanding of your living space. Builders and construction companies, all have their own methods of calculating saleable area. It is important as a buyer to not only understand these terms and calculation methods but also to ask questions. It is important for a builder or a sales representative to clearly explain what they are charging you for, and the meaning of the terms used. Transparency is the key. Knowledge about these terms will help you get a realistic idea of what the builder is planning in terms of common amenities as well.
